The new AARP Headquarters
Building is located in an historic district at 6th and E Street, NW,
in Washington, DC. This 820,00 sf project is the first stage of a two-block
master plan, which comprises over two million square feet of new construction.
It consists of two 10 story buildings, which were pre-leased to a single
tenant. A classical tripartite composition of base, middle,and top is
rendered in two basic materials, limestone colored architectural precast
and Norman size buff brick. A lively street wall is developed using
recesses and awnings within the 4-story base. The fifth through ninth
floors are sheathed in Norman brick with precast accents. A central
pediment unites the two buildings above the great arches.
